01Clear scope

02A named professional

The assigned Service Provider performs the technical work.

03Rights protected

Statutory consumer rights remain in place.

01

Who you deal with

MyProperty Services is operated by Sachman Global Ltd. We run the website, receive service requests, coordinate bookings and communications, and may collect payment for the professional assigned to your job. In these terms, “we” means Sachman Global Ltd. “You” means the person or organisation placing an order or making an enquiry. The “Service Provider” is the independent assessor, surveyor, engineer, electrician or other qualified professional who accepts and carries out the technical work.

Our agreement with you covers the platform and the booking and payment administration we provide. Once a Service Provider is assigned, accepts the instruction and that assignment is confirmed, your contract for the assessment, inspection, calculation, certificate or report is with that Service Provider. The professional is responsible for their own site work and technical judgment. We remain responsible for the intermediary services that we provide. These terms do not remove rights or responsibilities that the law does not allow either party to exclude.

02

What happens when you request a service

The booking form records the service, property, contact and preferred appointment details you supply. A displayed price is based on the selections and information entered. Some services, including project-specific work, start with a bespoke quote request instead. A quote request is not a paid order and does not reserve an appointment.

Submitting an order and completing any chosen payment step does not guarantee that a particular professional or time slot is available. We review the request, identify a suitable Service Provider and confirm the arrangement. A request may be declined or changed if the property is outside coverage, the information is incomplete, the work is unsafe or unlawful, no suitable professional is available, or an obvious pricing error has occurred. If a prepaid service cannot be fulfilled, the amount paid for that service will be returned through the appropriate payment route.

03

Prices, quotations and changes to scope

Prices are shown in pounds sterling. The order summary or written quotation identifies the amount to pay and the VAT treatment applicable to that order. The price covers the stated service and scope. It does not automatically include repairs, remedial work, extra inspections or another certificate.

Please tell us about anything that could materially affect the assessment or visit: building size and use, number of dwellings, appliances, circuits or consumer units, unusual construction, access restrictions, previous reports and available drawings. If the property differs from the details supplied, the work may pause while the Service Provider explains the revised scope and any additional price. No additional chargeable work should proceed without your agreement.

04

Appointments and access

A preferred date or morning or afternoon slot is a request until confirmed. Arrival times can change because of travel, earlier work or circumstances outside reasonable control. We will communicate material changes where practicable.

You must provide accurate contact and property information, obtain any necessary owner or occupier permission, and arrange safe access for an authorised adult. Tell us in advance about tenants, keys, alarms, parking, permits, pets, hazards and areas or equipment that may need to be inspected. Where electrical testing requires power to be isolated, make suitable arrangements for sensitive equipment. A Service Provider may stop or decline unsafe or out-of-scope work. If access fails or a visit is wasted, a reasonable charge reflecting actual work and costs may be proposed and explained, subject to your legal rights.

05

Payment and invoices

Where offered for a priced service, you may choose secure card checkout through Stripe or Pay on Visit by cash or bank transfer. Stripe collects card information on its hosted checkout; we do not receive your full card number or security code. A card order is treated as paid only after the server receives confirmation of successful payment. A Pay on Visit order remains unpaid in our records until receipt is confirmed. Bank transfer instructions are sent in the relevant order communication; verify them with us if you are uncertain.

We may receive and administer payment on behalf of the assigned Service Provider. Handling a payment does not itself make us the provider of the technical inspection or report. An invoice or payment record is supplied when payment is confirmed and the necessary issuer details are available. Tell us promptly if billing information needs correcting. Do not send card details through email, the contact form or an order message.

06

Cancelling or rearranging

Contact us promptly if you need to cancel or change an appointment. We will coordinate the request with the assigned Service Provider. If work has begun, a professional has travelled or access is denied, a reasonable amount for work performed or costs actually incurred may be payable where law and the agreed booking terms permit it. We will explain any proposed charge. If the assigned professional cannot provide the service, we will seek a practical replacement, offer another appointment or arrange a refund of the affected prepaid amount.

Consumers who contract at a distance normally have a 14-day cancellation period for a service, subject to statutory exceptions. If you ask for work to start during that period, we or the Service Provider will explain and obtain any express request or acknowledgement the law requires. A lawful proportionate charge may apply if you cancel after requested work has begun; the right may end once the service has been fully performed in the circumstances set by law. Business customers do not have the same statutory cooling-off right. Nothing here reduces mandatory consumer cancellation rights.

07

Certificates, reports and corrections

A report describes the property or installation within its agreed scope, the applicable method and the conditions observed at the relevant time. An inspection is not a promise of a particular EPC rating, a satisfactory EICR, a gas safety outcome or a defect-free property. Recommendations, defects and further investigations are distinct from any repair work, which requires separate agreement. Delivery may depend on professional review, evidence, accreditation systems or official register lodgement.

Please read the finished document promptly and let us know about a suspected error, ideally within 30 days of completion. Give the order reference, the disputed detail and any supporting evidence. The Service Provider decides whether an amendment is technically justified and permitted by the relevant scheme or register. A changed property, new evidence, incorrect information supplied at booking or work outside the original instruction may require a new quote. This suggested notification period does not limit any statutory right or remedy.

08

Professional and platform responsibilities

The assigned Service Provider is responsible for carrying out the technical service with the care and skill required by law and by the rules of their profession or accreditation scheme. They control the inspection, testing, calculations, findings and final technical document. We are responsible for taking reasonable care with the website, booking administration, communications and payments that we provide. We do not guarantee that every request can be accepted, that an exact arrival time can be met or that inaccessible defects will be discovered.

Nothing in these terms excludes liability for fraud, death or personal injury caused by negligence, or any other liability or consumer right that cannot lawfully be excluded. Where the law permits, neither we nor the Service Provider is responsible for delays caused by events beyond the relevant party's reasonable control. We will try to communicate the effect of such an event and the available next step.

09

Website use and personal information

Use the website lawfully and provide information you are entitled to share. Do not impersonate someone else, upload malicious material, attempt unauthorised access or interfere with another customer's records. We may restrict access where reasonably necessary to protect the service or users. The website may be updated or temporarily unavailable for maintenance.

Our Privacy Policy describes how personal information is handled. Our Cookie Policy explains essential site storage and optional measurement choices. You may use a final report for its intended property and purpose, but must not alter it or present it as a report for another property. The website's original design, text, images and code remain the property of their respective owners.

10

Questions, complaints and disputes

Please contact us with your reference, property postcode, the issue and the outcome you seek. We will investigate matters relating to our own booking or payment administration. Where the issue concerns a Service Provider's visit, conduct or technical report, we will help pass it to the professional, who remains responsible for the technical service and any remedy owed under that contract or the law. You may also use any applicable accreditation, regulatory, consumer advice or court route.

11

Changes to these terms

The version in force when an order is confirmed applies to that order. Changes published later apply prospectively and do not remove rights already acquired. If a provision cannot be enforced, the remaining terms continue. These terms and related non-contractual matters are governed by the law of England and Wales, subject to any mandatory consumer rights that apply where you live. Read these terms with the confirmed quote, order details and any service-specific information supplied to you.
