Before requesting SBEM calculations: the project information to gather
An early, usable brief helps energy modelling inform the design rather than arrive after the decisions are fixed.
Energy modelling that belongs in the design conversation, not at the last minute.
For design teams and owners preparing non-domestic building compliance information.
SBEM is a simplified calculation tool within the National Calculation Methodology for non-domestic buildings. It can be used to demonstrate energy performance against the applicable building regulations. The exact route depends on jurisdiction, building type and project stage.
Share drawings, floor areas, intended use, building fabric specifications, heating, cooling, ventilation, hot water and lighting information. Identifying gaps early reduces avoidable revisions later.
A design-stage model can identify where a proposed specification needs attention. The as-built stage must reflect the completed building and the evidence required by the relevant building-control process. A non-domestic EPC may also be needed at completion.
Read the official guidance for detailed requirements and exceptions.

The Simplified Building Energy Model (SBEM) is a method for assessing the energy performance of many non-domestic buildings. It uses building geometry, fabric, lighting and building-services information. Depending on the project, the model can support building-regulations compliance and related non-domestic energy documentation.
A new or altered non-domestic building may need energy calculations to demonstrate compliance with the applicable building regulations. SBEM can compare the proposed and notional buildings and help identify specification gaps. The required method and outputs depend on the project, jurisdiction and regulatory route.
Start discussing the model while the design can still change, then update it when the design and as-built specification are known. Leaving the calculation until completion can expose missing evidence or performance shortfalls late in the project. Share the project stage and building-control requirements at the outset.
SBEM is project-based; it is not a certificate that renews every year or every ten years. A model may need design-stage, revised and as-built outputs as the project develops. A separate non-domestic EPC may be required at completion or for a later sale or letting.
Building control may be unable to confirm that the relevant energy-efficiency requirements have been met, which can delay sign-off and require design or construction changes. The consequences depend on the work and the regulations that apply. Establish the required calculations and evidence with the project team early.
There is no standard on-site survey for every SBEM commission. Modelling time depends on drawings, floor area, zoning, building services, design changes and the quality of specifications. We review the available information and agree deliverables and a timetable in a bespoke quote.
Send plans, building use, floor area, project stage and the current fabric and services specification. We can identify the appropriate modelling scope, explain missing inputs and prepare a tailored quote for design-stage or as-built SBEM calculations.

Organise drawings, specifications and changes so non-domestic energy modelling can support the actual building.
Great service. EPC certificate sorted within one day.
Use them for epc certificate of my flat. The assessor was polite and took time to answer my questions. visit was around 30 minutes and epc certificate of flat came through email next morning. will not hesitate to recommend them.
I used this company to get a gas safety certificate for the house I let. Great service and good communication. Gas safety certificate delivered next day. If you are looking for a gas safety certificate I shall recommend them.
Very quick turnaround. Happy with the service. I used them to get an energy performance certificate for my house that I wanted to sell.
Highly recommended if you require EPC certificates. Easy to deal with and very professional service. I booked my Epc certificate booked same day and delivered by the evening.
